The Transaction:
The need for multi-tenant warehouse space on the east side of Atlanta was identified.  Flexibility
and economic competitiveness as well as esthetics were important to our prospective tenants.
We determined through extensive market research that the broad point of the market required
minimum bays of 5,000 SF with ceiling heights of 22’ and a 2:1,000 SF parking ratio.

The Results:
We secured 17.7 acres of land in Snapfinger Woods Industrial Park and began a two-phased
development. The first phase consisted of three buildings totaling 196,000 SF. The construction
phase was completed on time and substantially on budget. The development was 70% leased
at completion.

The Bottom Line:
Initial Cost: $6,860,000
Net Operating Cost (NOI): $774,200
Capitalization @ 9.5%: $8,149,474
Profit: $1,289,474

20% Cash down: $1,372,000
Return on Cost: 18.8%
