Market conditions supported the development of speculative office space in the Atlanta North
Fulton County submarket. The specific need was for Class A mid-rise office space that would
accommodate a broad range of tenants primarily in the service sector. It was also necessary
that the rental rate be kept under $23.50 per rentable square foot.

The Results:
Bryant Commercial Real Estate Partners located, contracted and acquired the land site for the
development. In addition, during the due diligence period, the architectural design and construction
documents were completed and the construction pricing was negotiated, agreed to, awarded
and construction financing was obtained. Bryant Commercial then entered into a development
partnership with the construction company and a development partner.
