The Transaction:
Per Se Technologies, a national Health Administration Firm, sought to upgrade their National Data Center.
To provide the necessary capital, they entered into a sale/leaseback contract with Rover Partners LLC,
one of the clients of Bryant Commercial Real Estate Partners. With the proceeds of the sale, Per Se was
able to modernize
their infrastructure and completely refurbish their office and production floor areas.
The Results:
Bryant Commercial Real Estate Partners negotiated the sale and lease transaction substantially beneficial
to both parties.
The lease is for seven (7) years with owner responsibilities limited to structural and roof.
Bryant Commercial also secured financing for the acquisition. The terms of the financing were extremely favorable
(85% Debt; 20 year amortization; at 25 basis point above prime).
