The Transaction:
Smaller sites can be problematic. This 8.5 acre site had been on the market for almost two years
when The MAH Company decided to purchase the property for $1 million. The tract was comprised
of a 1 acre bank site and the balance was zoned O&I. The investor was quickly able to sell the
corner out parcel site fronting Old Milton Parkway to SunTrust Bank for $1 million. With the aid of
Bryant Commercial Real Estate Partners (BCREP) the investor was then able to market the
7.5 acre tract for an office building user.

The Challenges:
Selling small commercial tracts can be a time consuming process. We were able to see the value
in the 8.5 acre tract that had been marketed for quite some time. They the market well and knew
the most logical approach was to subdivide the tract into two pieces and market them separately
in order to achieve the highest return.

The Results:
We were able to locate a home builder who paid $1.2 million for the balance of the tract.
The Home builder will build a small user occupied building to use for their headquarters.
Both sales closed within 14 months of the initial purchase.

The Bottom Line:
The investor was able to easily recoup their initial investment from the out parcel sale
and then double their money with the office site sale.
