Three 1-Acre Out Parcels

The Client:

The Transaction:
When a large commercial tract became available in one of the hottest residential markets
in the country, Bryant Commercial knew who the most logical buyer would be, 
Dewberry Development. Dewberry knew several national retailers were looking for
high visibility sites in North Alpharetta. Dewberry was able to purchase the land for
$275,000 per acre. The developer immediately flipped 10 acres to Home Depot for
$365,000 per acre and sold 19 acres to Wal-Mart for $340,000 per acre. After making
a $3 million profit on the transaction, Dewberry still owned three 1-acre out parcels.

The Results:
Marketing of the out parcels began in earnest. Two of the out parcels were sold and
the final out parcel was a long-term ground lease to SunTrust Bank. The out parcel
transactions generated over $3 million and created a steady ground lease income stream.

The Bottom Line:
With his activities in the marketplace, Bryant Commercial saw an opportunity for a
major developer to benefit from the surrounding growth in the residential base.
He was able to guide the purchaser to make over $6 million in less than a years time.
