The Transaction:
Disposition of 121,160 SF situated on 10.14 acres in Chattahoochee Industrial District

The Challenges:
In town manufacturing facility that can't easily be subdivided. Large facility for
most in town users. Severe environmental contamination due to on-site and off-site sources.
Creek running through the property exacerbated the problems. The off-site and on-site sources
of contamination used similar chemicals making exact source identification difficult. Depressed
industrial market and flat office or residential market (2001).

The Results:
Sold to contiguous land owner who is a developer and wanted to add to his portfolio for
long-term redevelopment. Helped oversee environmental including Georgia's first Brownsfield
acceptance under new legislation. Value of the real estate wasn't affected by environmental
issues. Achieved excellent price for Seller in a depressed market.
