The Challenges:
The building could not economically be converted to a distribution use and therefore
severely restricted user group to manufacturers. Significant environmental contamination
on the property from present and past owners/users. Gross amount of surplus land
at severely varying elevations. Depressed industrial market. New Thurman Tanner Parkway
construction contiguous to the property delayed due to funding issues.

The Results:
Secured retail user to take down entire site. They will demolish building and remediate
environmental issues while completing their site work. Buyer to help fund a portion of
Parkway enhancing access and exposure. A win-win for user and the City.
